Swimming Pool – An Infrastructure with Multiple Business Opportunities

Ever thought of building a swimming pool in your house premises but let the idea go off from your mind because it burns a big hole in your pocket? Gone are the days where people used to think that swimming pools enjoyment is only for rich people and they are built only in their lavish homes! Nowadays, you can build a swimming pool within 1 lakh! Yes, it is true. If you want a readymade swimming pool, then you can go for prefabricated swimming pool. Based on your requirement, now, market offers you different sizes of swimming pools which can accommodate up to 10 people. Besides, there are over-ground and in-ground pools. Over-ground pools do not require any digging from your side. You just have to place it on the top of the empty ground. Besides, you can even keep this thing on your building terrace [why waste the empty unused area!] also!

Normally, thinking about pools, only ground-level tiled pools come into our minds. Most of the times, the shape of these pools are in square, circular, and rectangle. But, nowadays, you can get different shapes like kidney bean, oval, octagonal, etc. Tell the provider whatever shape you want, they make it and send it to you. Even ground-level cement pools are also built at a low cost nowadays. On an average, the cost of construction is Rs. 1300 per sq. ft. in case of ground-level tiled swimming pool. On top of this, if you want to decorate your pool with different colored stones, tile the pavement with cobbled granite stones, arrange a few seats to relax and stretch yourself around the pool, cover the pool with that transparent sheet which also protects you from unexpected weather conditions, arrange a heater that heats the pool water, etc., the costs get added to the above construction bill.

As you already know, one can use swimming pools for different occasions: from home point of view, they play the center for your leisure family discussions; from entertainment point of view, you can conduct parties and water sports in and around the pool; from exercise point of view, you can do swimming that helps to keep your body in trim, firm, and in shape; and from business point of view, you let others to swim in your swimming pool for some fee. Not only swimming burns lot of calories but it is entertaining also. If nothing works, you can use it to do in-house fish farming; this is a lucrative business.

Quite often, entrepreneurs add the swimming pool concept to their gym running concepts. This way, they can provide their clients a wholesome exercise benefit. These days, because of the technological advancements, there is no need to empty the pool every now and then to avoid contaminated water. Besides, you don't have to dump the chlorine stuff in the water just to ensure the swimmers that the water is medicated and they don't attract any water-borne diseases after swimming in it. Advanced water filters are available in the market, which helps you to clean the water in the pool without draining it. If you want to rent your swimming pool for partygoers, then decorate your pool with colorful lights; add a few transparent floaters, which your clients can use them to float around themselves across the pool leisurely; tie a net across the pool so that your clients can play soft ball across pool. In-house fish farming with fast growing fish is a profitable business. Here, you can grow fish in controlled climatic conditions using limited amounts of pesticides. If you have plans to export fish to first-world countries, then in-house fish farming is the best option.

In summary, owning a swimming pool has so many benefits. It is not like that you can do only one kind of business with it. It allows you to do multiple businesses. If one business goes down, using the same infrastructure, you can do another business. Very few infrastructures, offer this kind of multiple business opportunities.

Are you game for this?

Is it possible to construct a house within 5 lakhs in India?

SO many times, in so many ways, a below middle class Indian might have introspected his ability, questioned his finances, and finally rest his thoughts after realizing that he is unable to do anything in this corruption oriented and red tape process filled society. When the cost of housing material is raising relentlessly because of inflation on one side and the financial opportunities are coming down or unavailable on the other hand, there is no way for the common man but to wish and dream instead of doing something concrete to realize what he has on his mind. Governments across the worlds are doing their best to provide shelter to all their citizens irrespective of their financial status. Especially, for citizens, who fall under the poverty line, this kind of support from the government really matters a lot.

This blog, after doing in-depth research, provides a few options and solutions regarding constructing a full-fledged house within 5 lakhs. At the moment, there are so many pockets in India, especially tier -2 & 3 cities, where you can get 1200 sq ft [2.5 cents] land within 1 lakh. If the idea is to construct a house somewhere near to a metropolitan city, then as a buyer it is easy to get residential land within 1 lakh budget in the current scenario. But, if the idea is to buy the sq ft land in metropolitan city itself, then it is difficult.

This blog safely assumes that you want to buy a land that falls near to a metropolitan city [read, city outskirts!]. Now, after buying a land [need to check the whether the land [1200 sq ft] documents are proper] for 1 lakh, you have 4 lakhs in your budget to construct a house. As you know, the cost of building a house with traditional materials costs nearly Rs. 2000 per sq. ft. In this scenario, is it not better to build a house with non-traditional materials? For example: using fly-ash bricks instead of the traditional red bricks, prefabricated walls instead of on-site built walls, etc.

This blog assumes that you are interested in using non-traditional materials for building your house and gives suggestions from that point of view so that you can construct your house within 5 lakhs INR budget. Now, when it comes to non-traditional construction material, there are so many varieties: Prefabricated materials, biodegradable materials, etc. A house can be a mishmash of prefabricated and biodegradable construction materials. The good point here is that these non-traditional construction building materials come at a cost-effective price and display more strength, malleability, and ductility compared with the traditional ones.

As per the research done by this blog, a prefabricated house made of bamboo is sold at Rs. 500 per sq. ft. Now, if you want to construct a 500 sq. ft. prefabricated house [comes with flooring, a decent and strong roof top, provision for electricity wiring, smooth wall finishing (no need for plastering), painted walls, doors, ventilators, windows, etc.] within your 1200 sq. ft. land, you need to spend around Rs. 2,50,000/-. That means, out of your 5 lakhs budget, if you had invested Rs. 1 lakh toward your 1200 sq. ft. plot and Rs. 2,50,000/- toward your prefabricated house, you are still left with Rs. 1,50,000/-, which you can use to provide ground water, electricity, and other related activities.

Building a Resort with 10 Lakhs

Is it possible to construct a resort within a shoestring budget of Rs.10 lakhs [1 million]? Nowadays, if you to buy a single bedroom apartment of square feet 400, you need to invest more than 10 lakhs. In this scenario, building a resort within a shoestring budget of 10 lakhs nearly throws you off your seat after reading this idea, right?

This blog believes it is possible! For building a resort, you need at least 1 acre land. And this 1 acre should be in such a place and weather where people want to flock without much advertising.  Gone are those days where people used to go to the same place year after year. These days are the days of backpackers. They like to explore new places, visit uninhabited places, take risks, and make sure that they do all these things, alone!

Now, this opportunity gives you a location advantage. How? Just do some in-depth research and find out a few unexplored areas which satisfies weather and scenic conditions but whose potential you feel is till untapped. Definitely, land in these areas gets sold for cheap. Reason: this area is still unknown to the world. Once you get the required land at cheap price [say, an acre in 2 lakhs], now, the task of constructing a building starts. This building is for your clients' stay. But, why to build a building in a regular manner and bore your visitors! Why not give them something they don't expect; in this case, a suite with all the amenities that you can provide in that remote area!

Yes, you read it right! A suite! But what about the cost? The cost can be resolved if you opt for building your resort with nontraditional construction materials. Nowadays, there is lot of research going on in the name of providing houses for poor and underprivileged. Why not use those techniques to build your own resort? Anyway, you are not constructing something that lasts for 100 years. It is scientifically proven that the nontraditional construction materials are a lot more better when compared with traditional construction materials in terms of strength, heat absorption, weight, etc. Besides, they prove light on your pocket also.

Why not go for a prefabricated house which does not cost more than 1 lakh but covers 200 sq ft and looks like a normal house, where you can provide all the amenities just like how you do that  in your traditional setup? Besides, your visitors feel that you are offering them suite with all those mind boggling amenities that they could never lay their hands at the price that they are ready to pay to stay in that area! Even if you construct 20 small suites that cover 200 sq ft each with Wi-Fi facility, you are still left with lot of vacant land, which you can use it for recreational purposes. For example, you can dig a swimming pool, a boating lake, an artificial trekking site, etc.

On top of all these, if you throw in a branded coffee house which entices your visitors with all that glitters, you prove yourself as a real genius. Nowadays, tourists are looking for different kinds of experiences. In a country like India, there is 100 percent chance that your visitors might have never stayed in a prefabricated house or a wooden house, or a tree house. And as a resort builder, providing all these construction variations do not cost much.

Then why are you hesitating? What is stopping you?

Prefabricated houses

Constructing a building involves different grades of materials like sand,  cement, iron, etc. Traditionally, people have constructed houses using nature related elements like leaves, mud, etc. After industrialization, people started constructing houses and industries with materials like steal, cement, etc. But now during 21st century, things have changed.
People are not ready to stay in 19th century houses. Even small house owner wants a beautifully house constructed with different materials. Traditionally, for constructing a house, it normally takes 3 months to construct a house.
Nowadays, people don't want to wait that much time. They want houses to be constructed in a short period of time. As per people's requirement, industries also started creating construction materials with different varieties of alternative materials like bamboo, plastic, etc.
Understanding the requirements of clients, builders are also coming up with a new style of construction call 'prefabricated construction'; what happens here is that the materials which are needed to construct a house are prefabricated, then they are brought to the construction site, and then they fix the house at the construction site.
Not only they can be constructed in 24 hours, this prefabricated house can compete with the traditional house in terms of providing security and withstanding to weather conditions.
Besides, the life period of this house is also long compared with the traditional house. Nowadays, though so many manufacturers are ready to supply prefabricated materials, people are yet to accept these prefabricated houses. They are still thinking that prefabricated houses are not for them to live in; but they are seeing those houses as recreational ones, for spending some time in the evening or night or weekend.
They are not thinking to reside in the prefabricated house and treat it on par with the traditional house; mindset problem.
If you want to construct a prefabricated house then this blog asks you a question: do you stay in that prefabricated house or use it only for your recreational purpose?
